the right price for your home
Pricing your home correctly.
The correct pricing method is a comparison of your home to
similar homes which have recently sold and which are currently on the
market. Since most professionals feel
this is a buyer’s market, using the most recent comparables is key. Generally,
a sale that is aged more than six months is too old to provide a realistic
picture of what the current market is doing.
Price your home fairly.
Overpricing when you list your house can lead to these problems:
- Sellers
who start high and stay high can be branded as unreasonable.
- Agents
enthusiasm diminishes on overpriced homes.
- Agents
and buyers tend to overlook and discount aged properties. To prevent your
house from being overlooked, price it fairly to keep agents’ and buyers'
attention.
- Properties
that have been on the market tend to draw lower offers. Offers early in
the listing process tend to be higher, so price carefully initially to get
fair offers.
- The
best time to capture a buyer is in the first weeks when agent and buyer
interest is the highest. Don't squander this critical marketing
period. Work with your listing
agent to get the best starting price when listing your home.
Tips
to make your home appealing
On
the inside:
- Vacate the property while it
is being shown. This will put
Buyers at ease when they walk-through.
They can be relaxed and open with their Buyer’s Agent.
- Consider renting a storage
unit to move items off-site.
Removing at least half of your ‘stuff’ from the closets will make
them look much more spacious.
- Clean all light fixtures and
ceiling fans.
- Clean and shampoo carpets.
- Repair all plumbing leaks,
including faucets and drain traps.
- Clean or paint walls and
ceilings. Fresh paint goes a long
way to making your home look its best.
- Replace broken tiles.
- Turn on all the lights.
- Open all drapes and shutters
in the daytime. This will give the
home an open and bright feeling that most buyers look for.
- Keep pets secured outdoors. This ensures that they won’t distract
buyers from the finer points in your home.
- Consider new bedding for
bedrooms.
- Replace old lamps or
lampshades.
- Play quiet background music.
- Infuse home with a comforting
scent, such as apple spice or vanilla.

must be subtle, so that buyers do not think you are covering an odor.
- Set the dining room table
with your best settings.
On
the outside:
- Keep the grass cut and remove
all yard clutter.
- Tighten and clean all door
handles.

- Clean windows inside and out.
- Powerwash the home’s
exterior.
- Ensure all gutters and
downspouts are firmly attached and functioning.

While your home is listed
- Listen to the advice of your seller’s agent. Your sales professional's experience is
very valuable since he/she works in the market daily.
- Consider fixing up your
home rather than offering the buyer an allowance to do the work.
Buyers will make an offer sooner if the home is enticing. Many buyers
cannot see the potential beyond the needed repair. For example, hiring a painter for
$1,000 may increase the sale price of your home by $10,000 or more.
- Stay informed of market changes while your home is listed.
Ask your sales professional for a new market analysis every 30 days. You
will be better prepared to negotiate an offer if you are informed of
comparables that have closed recently.
- Leave your home when it is being shown. This will
allow the buyer to feel comfortable.
This is a key in our opinion.
- Leave your utilities turned on if your property is vacant. No buyer should ever have to leave
because it is too hot or too cold.
The lights should definitely be operating so a buyer can see all
your home has to offer.
- Consider a pre-planned
schedule for price reductions during the listing. The
spacing of the reductions (every 14-30 days) should reflect your selling
schedule.
- When negotiating, concentrate on your bottom line. Ultimately, the cash you walk away with
at closing is more important than any offer price.
- Price your property in line with competitive properties and
comparative sold homes.
These days especially, you shouldn’t list too high to see what the
market will bring. The first 14 days of a listing are the most critical.
